<li>Have Full Pre-Approval – A step beyond pre-qualification, a pre-approval involves submitting your full application to underwriting. Your lender will collect all your financial data and submit for review. This is stronger than a pre-qualification; a pre-approval requires the buyer to provide the proof of their ability to qualify for the loan.</li>
<li>Increase the Earnest Money – Earnest money is the deposit held in escrow. While the contract will dictate how monies are disbursed in the event of a cancellation, increasing the amount offered can show the seller you're serious.</li>
<li>Add an Escalation Clause – In a bidding war, it can be difficult to know what to offer because you want to outbid the competition without going too high. An escalation clause is one way to automatically outbid the others. The clause typically offers an amount—$1,000 for example—higher than any verifiable offer up to a specific amount. This can ensure yours is the highest offer.</li>
<li>Pay any Appraisal Shortage – When offering more than asking price, sellers become concerned about the appraisal coming in too low. If you are willing to pay over market value, include the amount of shortage you are willing to pay.</li>
<li>Remove Inspection Contingency – This option can be tricky, but if you are planning a large remodel or are willing to tackle any defects found, then you can make your offer stronger by accepting the home as-is.</li>
</ul>

Since 2011, that number has hovered between nine and ten years. There is a pent-up desire for many homeowners to move as they were unable to sell over the last few years due to a negative equity situation. As home values continue to appreciate, more and more homeowners will be given the freedom to move.</p>
<p>Many homeowners were reluctant to list their homes over the last couple of years, for fear they would not find a home to move into. <p>In today's real estate market, more houses are coming to market every day. Eager buyers are searching for their dream homes, so setting the right price for your house is one of the most important things you can do.</p>
<p>According to <em>CoreLogic</em>'s latest <a href="https://www.corelogic.com/insights/home-price-index.aspx"><em>Home Price Index</em></a>, home values have risen at over 6% a year over the past two years, but have started to slow to 3.6% over the last 12 months. By this time next year, <em>CoreLogic</em> predicts home values will be 5.4% higher.</p>
<p>With prices slowing from their previous pace, homeowners must realize that pricing their homes a little over market value to leave room for negotiation will actually dramatically decrease the number of buyers who will see their listing (<em>see the chart below</em>).</p>

<p>Congratulations! You've found a home to buy and have applied for a mortgage! You're undoubtedly excited about the opportunity to decorate your new home, but before you make any large purchases, move your money around, or make any big-time life changes, consult your loan officer – someone who will be able to tell you how your decisions will impact your home loan.</p>
<p>Below is a list of <strong>Things You Shouldn't Do After Applying for a Mortgage</strong><strong>.</strong> Some may seem obvious, but some may not.</p>
<p><strong>1. Don't Change Jobs or the Way You Are Paid at Your Job. </strong>Your loan officer must be able to track the source and amount of your annual income. If possible, you'll want to avoid changing from salary to commission or becoming self-employed during this time as well.</p>
<p><strong>2. Don't Deposit Cash into Your Bank Accounts.</strong> Lenders need to source your money, and cash is not really traceable. Before you deposit any amount of cash into your accounts, discuss the proper way to document your transactions with your loan officer.</p>
<p><strong>3. Don't Make Any Large Purchases Like a New Car or Furniture for Your New Home. </strong>New debt comes with it, including new monthly obligations. New obligations create new qualifications. People with new debt have higher debt to income ratios…higher ratios make for riskier loans…and sometimes qualified borrowers no longer qualify.</p>
<p><strong>4. Don't Co-Sign Other Loans for Anyone. </strong>When you co-sign, you are obligated. As we mentioned, with that obligation comes higher ratios as well. Even if you swear you will not be the one making the payments, your lender will have to count the payments against you.</p>
<p><strong>5. Don't Change Bank Accounts. </strong>Remember, lenders need to source and track assets. That task is significantly easier when there is consistency among your accounts. Before you even transfer any money, talk to your loan officer.</p>
<p><strong>6. Don't Apply for New Credit.</strong> It doesn't matter whether it's a new credit card or a new car. When you have your credit report run by organizations in multiple financial channels (<em>mortgage, credit card, auto, etc.), </em>your FICO® score will be affected. Lower credit scores can determine your interest rate and maybe even your eligibility for approval.</p>
<p><strong>7. Don't Close Any Credit Accounts. </strong>Many clients erroneously believe that having less available credit makes them less risky and more likely to be approved. Wrong. A major component of your score is your length and depth of credit history (as opposed to just your payment history) and your total usage of credit as a percentage of available credit. Closing accounts has a negative impact on both of those determinants in your score.</p>
<h3><strong>Bottom Line</strong></h3>
<p>Any blip in income, assets, or credit should be reviewed and executed in a way that ensures your home loan can still be approved. The best advice is to fully disclose and discuss your plans with your loan officer before you do anything financial in nature. They are there to guide you through the process. </p>]]>

<p>When searching for a home, you may end up selecting a property in a community with a Homeowners Association (HOA). Before you buy, it's important to know how an HOA works and what they mean for you.</p>
<p>According to a recent article on <a href="https://www.realtor.com/advice/buy/homeowners-guide-to-hoas-homeowners-associations/"><em>realtor.com</em></a>,</p>
<blockquote>
<p><em>"In a nutshell, an HOA helps ensure that your community looks its best and functions smoothly…The number of Americans living in homes with HOAs is on the rise, growing from a mere 1% in 1970 to 25% today, according to the Foundation for Community Association Research."</em></p>
</blockquote>
<p>An HOA is governed by a board nominated by those living in the neighborhood. It is designed to make sure the residents have a support structure to maintain the value of the community while abiding by a set of guidelines called <em>Common Restrictive Covenants</em> (CC&R),</p>
<blockquote>
<p><em>"Simply put, CC&Rs are just the rules you'll have to follow if you live in that community. Unlike zoning regulations, which are government-imposed requirements on how land can be used, restrictive covenants are established by HOAs to maintain the attractiveness and value of the property."</em></p>
</blockquote>
<p>It's important for homeowners to understand that each HOA is a little different, and they usually have monthly or quarterly fees required for homeowners. These fees can vary based on property size, number of residents, amenities, and more. There may be additional fees charged to homeowners if the reserve fund for the HOA cannot cover a major or unexpected cost, like severe storm damage.</p>
<p>The fees, however, also help maintain common areas such as swimming pools, tennis courts, elevators (for high-rise buildings), and regular wear and tear. Although they are an added cost to the homeowner, an HOA can be a major benefit when it comes to maintaining the value of your neighborhood and your property.</p>
<p>The same article continues to say,</p>
<blockquote>
<p><em>"After your offer to buy a home is accepted,</em><em> you are legally entitled to receive and review the community's CC&Rs over a certain number of days (typically between three and 10)…If you spot anything in the restrictive covenants you absolutely can't live with, you can bring it up with the HOA board or just back out of your contract completely (and keep your deposit)."</em></p>
</blockquote>
<p>Most lenders will factor your HOA fees into your loan package, ensuring the amount of the loan is appropriate for what you can truly afford.</p>
<p>There are some great benefits to having an HOA oversee your neighborhood, and it's important to understand what fees, structures, and regulations will come into play if there is an HOA where you'd like to live.</p>

<p>According to the <em>Pew Research Center,</em> around <a href="https://www.pewresearch.org/fact-tank/2019/08/14/back-to-school-dates-u-s/">37%</a> of U.S students will be going back to school soon and the rest have already started the new academic year. With school-aged children in your home, buying or selling a house can take on a whole different approach when it comes to finding the right size, location, school district, and more.</p>
<p>Recently, the <a href="https://www.nar.realtor/sites/default/files/documents/2019-moving-with-kids-08-12-2019.pdf"><em>2019 Moving with Kids Report</em></a> from the <em>National Association of Realtors</em><em>®(NAR)</em> studied <em>"the different purchasing habits as well as seller preferences during the home buying and selling process</em>." This is what they found:</p>
<h4><strong>When Purchasing a Home</strong></h4>
<p>The major difference between the homebuyers who have children and those who do not is the importance of the neighborhood. In fact, 53% said the quality of the school district is an important factor when purchasing a home, and 50% select neighborhoods by the convenience to the schools.</p>
<p>Buyers with children also purchase larger, detached single-family homes with 4 bedrooms and 2 full bathrooms at approximately 2,110 square feet.</p>
<p>Furthermore, 26% noted how childcare expenses delayed the home-buying process and forced additional compromises: 31% in the size of the home, 24% in the price, and 18% in the distance from work.</p>
<h4><strong>When Selling a Home</strong></h4>
<p>Of those polled, 23% of buyers with children sold their home "very urgently," and 46% indicated "somewhat urgently, within a reasonable time frame." Selling with urgency can pressure sellers to accept offers that are not in their favor. Lawrence Yun, <em>Chief Economist</em> at <em>NAR</em> <a href="https://www.nar.realtor/newsroom/when-the-back-to-school-shopping-list-includes-a-house">explains</a>,</p>
<blockquote>
<p><em>"When buying or selling a home, exercising patience is beneficial, but in some cases – such as facing an upcoming school year or the outgrowing of a home – sellers find themselves rushed and forced to accept a less than ideal offer."</em></p>
</blockquote>
<p>For sellers with children, 21% want a real estate professional to help them sell the home within a specific time frame, 20% at a competitive price, and 19% to market their home to potential buyers.</p>

<p>When buying a home today, why is there so much paperwork mandated by the lenders for a mortgage loan application? It seems like they need to know <em>everything </em>about you. Furthermore, it requires three separate sources to validate each and every entry on the application form. Many buyers are being told by friends and family that the process was a hundred times easier when they bought their home ten to twenty years ago.</p>
<p>There are <strong>two very good reasons </strong>that the loan process is much more onerous on today's buyer than perhaps any other time in history.</p>
<p><strong>1. The government has set new guidelines that now demand that the bank proves beyond any doubt that you are indeed capable of paying the mortgage.</strong></p>
<p>During the run-up to the housing crisis, many people 'qualified' for mortgages that they could never pay back. This led to millions of families losing their home. The government wants to make sure this can't happen again.</p>
<p><strong>2. The banks don't want to be in the real estate business.</strong></p>
<p>Over the last several years, banks were forced to take on the responsibility of liquidating millions of foreclosures and negotiating an additional million plus short sales. Just like the government, they don't want more foreclosures. For that reason, they have to double (maybe even triple) check everything on the application.</p>
<h4><strong>However, there is some good news in this situation.</strong></h4>
<p>The housing crash that mandated that banks be extremely strict on paperwork requirements also allowed you to get a low mortgage interest rate.</p>
<p>The friends and family who bought homes ten or twenty years ago experienced a simpler mortgage application process, but also paid a higher interest rate (the average 30-year fixed rate mortgage was 8.12% in the 1990s and 6.29% in the 2000s).</p>
<p>If you went to the bank and offered to pay 7% instead of around 4%, they would probably bend over backward to make the process much easier.</p>
<h3><strong>Bottom Line</strong></h3>

<p><em>Freddie Mac</em> recently <a href="http://www.freddiemac.com/fmac-resources/research/pdf/201905-Insight-02.pdf">released</a> a report entitled, <em>"Perceptions of Down Payment Consumer Research." </em>Their research revealed that,</p>
<blockquote>
<p><em>"For many prospective homebuyers, saving for a down payment is the largest barrier to achieving the goal of homeownership. Part of the challenge for those planning to purchase a home is their perception of how much they will need to save for the down payment…</em></p>
<p><em>…Based on our recent survey of individuals planning to purchase a home in the next three years, nearly a third think they need to put more than 20% down."</em></p>
</blockquote>
<h4><strong>Myth #1: "I Need a 20% Down Payment"</strong></h4>
<p>Buyers often overestimate the funds needed to qualify for a home loan. According to the same report:</p>
<p>22% of renters and 31% of homeowners believe lenders require 20% or more of a home's sale price as a down payment for a typical mortgage today. And,</p>
<blockquote>
<p><em>"If a 20% down payment was required, 70% of those who were planning to buy a home in the next three years said it would delay them from purchasing and nearly 30% indicated they would never be able to afford a home."  </em></p>
</blockquote>
<p>While many believe at least <a href="https://www.keepingcurrentmatters.com/2019/02/05/one-more-time-you-do-not-need-20-down-to-buy-a-home/">20% down</a> is necessary to buy the home of their dreams, they do not realize programs are available which permit as little as 3%. Many renters may actually be able to enter the housing market <a href="https://www.keepingcurrentmatters.com/2019/04/29/how-quickly-can-you-save-your-down-payment/">sooner</a> than they ever imagined!</p>

<p>The graph below shows the number of people by generation that purchased a multigenerational home because they will either be taking care of an aging parent or they just want to spend time together.</p>

<p>If you are in the market to buy a home this year, you may be confused about how much money you need to come up with for your down payment. Many people you talk to will tell you that you need to save 20% or you won't be able to secure a mortgage.</p>
<p>The truth is that there are <a href="https://www.keepingcurrentmatters.com/2019/02/05/one-more-time-you-do-not-need-20-down-to-buy-a-home/">many programs</a> available that let you put down as little as 3%. Those who have served our country could qualify for a Veterans Affairs Home Loan (VA) without needing a <a href="https://www.keepingcurrentmatters.com/2017/11/10/veterans-affairs-loans-by-the-numbers-infographic/">down payment</a>.</p>
<p>These programs have cut the <a href="https://www.keepingcurrentmatters.com/2019/04/29/how-quickly-can-you-save-your-down-payment/">savings time</a> that many families would need to compile a large down payment from five or more years down to a year or two. This allows them to start building family wealth sooner.</p>
<p>So then, why do so many people believe that they need a 20% down payment to buy a home? There has to be a reason! Today, we want to talk about four reasons why putting 20% down is a good plan, if you can afford it.</p>
<h4><strong>1. Your interest rate will be lower.</strong></h4>
<p>Putting down a 20% down payment vs. a 3-5% down payment shows your lender/bank that you are more financially stable, thus a good credit risk. The more confident your bank is in your credit score and your ability to pay your loan, the lower the rate they will be willing to give you.</p>
<h4><strong>2. You'll end up paying less for your home.</strong></h4>
<p>The bigger your down payment, the lower your loan amount will be for your mortgage. If you are able to pay 20% of the cost of your new home at the start of the transaction, you will only pay interest on the remaining 80%. If you put down a 5% down payment, the extra 15% on your loan will accrue interest and end up costing you more in the long run!</p>
<h4><strong>3. Your offer will stand out in a competitive market!</strong></h4>
<p>In a market where many buyers are competing for the same home, sellers like to see offers come in with 20% or larger down payments. The seller gains the same confidence that the bank did above. You are seen as a stronger buyer whose financing is more likely to be approved. Therefore, the deal will be more likely to go through!</p>
<h4><strong>4. You won't have to pay </strong><a href="https://www.keepingcurrentmatters.com/2018/04/10/what-is-private-mortgage-insurance-pmi/"><strong>Private Mortgage Insurance</strong></a><strong> (PMI)</strong></h4>
<p>Simply put, PMI is <em>"an insurance policy that protects the lender if you are unable to pay your mortgage. It's a monthly fee, rolled into your mortgage payment, that is required for all conforming, conventional loans that have down payments less than 20%."</em></p>
<p>As we mentioned earlier, when you put down less than 20% to buy a home, your lender/bank will see your loan as having more risk. PMI helps them recover their investment in you if you are unable to pay your loan. This insurance is not required if you are able to put down 20% or more.</p>
<p>Many times, home sellers looking to move up to a larger or more expensive home are able to take the equity they earn from the sale of their house to put down 20% on their next home.</p>
<p>If you are looking to buy your first home, you will have to weigh the benefits of saving a 20% down payment vs. the time and cost of continuing to rent while you save that amount.</p>

<p>Congratulations! You've found a home to buy and have applied for a mortgage! You are undoubtedly excited about the opportunity to decorate your new home! But before you make any big purchases, move any money around, or make any big-time life changes, consult your loan officer. They will be able to tell you how your decision will impact your home loan.</p>
<p>Below is a list of <strong>7 Things You Shouldn't Do After Applying for a Mortgage! </strong>Some may seem obvious, but some may not!</p>
<p><strong>1. Don't change jobs or the way you are paid at your job! </strong>Your loan officer must be able to track the source and amount of your annual income. If possible, you'll want to avoid changing from salary to commission or becoming self-employed during this time as well.</p>
<p><strong>2. Don't deposit cash into your bank accounts.</strong> Lenders need to source your money and cash is not really traceable. Before you deposit any amount of cash into your accounts, discuss the proper way to document your transactions with your loan officer.</p>
<p><strong>3. Don't make any large purchases like a new car or new furniture for your new home.</strong> New debt comes with it, including new monthly obligations. New obligations create new qualifications. People with new debt have higher debt to income ratios… higher ratios make for riskier loans… and sometimes qualified borrowers no longer qualify.</p>
<p><strong>4. Don't co-sign other loans for anyone.</strong> When you co-sign, you are obligated. As we mentioned, with that obligation comes higher ratios as well. Even if you swear you will not be the one making the payments, your lender will have to count the payment against you.</p>
<p><strong>5. Don't change bank accounts.</strong> Remember, lenders need to source and track assets. That task is significantly easier when there is consistency among your accounts. Before you even transfer money between accounts, talk to your loan officer.</p>
<p><strong>6. Don't apply for new credit.</strong> It doesn't matter whether it's a new credit card or a new car. When you have your credit report run by organizations in multiple financial channels <em>(mortgage, credit card, auto, etc.)</em>, your FICO score will be affected. Lower credit scores can determine your interest rate and maybe even your eligibility for approval.</p>
<p><strong>7. Don't close any credit accounts.</strong> Many clients have erroneously believed that having less available credit makes them less risky and more likely to be approved. Wrong. A major component of your score is your length and depth of credit history (as opposed to just your payment history) and your total usage of credit as a percentage of available credit. Closing accounts has a negative impact on both those determinants of your score.</p>
<h3><strong>Bottom Line</strong></h3>
<p>Any blip in income, assets, or credit should be reviewed and executed in a way that ensures your home loan can still be approved. The best advice is to fully disclose and discuss your plans with your loan officer before you do anything financial in nature. They are there to guide you through the process.</p>]]>

<p>The spring housing market is off to the races! The inventory of homes for sale is increasing, buyers are out in force, and interest rates have remained low, piquing the interest of buyers <em>and</em> sellers previously on the fence about making a move.</p>
<p>New <a href="https://www.realtor.com/research/first-week-of-april-best-time-to-list-home-for-sale-2019/">research</a> from <em>realtor.com</em> shows that April is actually the best time to list your house for sale! The report used <em>"trends in median listing prices, views per property on realtor.com, home price drops, median days on market, and number of listings on the market over the last three years,"</em> to determine a ranking for every week of the year.</p>
<p>Listing your home in the first week of April contributes 14x more property views, 5% less competition from other home sellers, and results in the home being sold 6 days faster!</p>

<p>It should come as no surprise that April and May dominate as the top months to sell. The second quarter of the year (April, May, June) is referred to as the <em>Spring Buyers Season</em>, when competition is fierce to find a dream home, often leading to bidding wars.</p>
<p>However, there is one caveat worth mentioning. When broken down by metro, <em>realtor.com</em> noticed that while warmer climates share an overall trend, they have different top sales months. The best month to get the most exposure in Miami, FL, for instance, is August, while in Phoenix, AZ, June leads the charge.</p>
<p>If you're thinking of selling your home this year, the time to list is NOW! According to the <a href="https://www.nar.realtor/newsroom/existing-home-sales-surge-11-8-percent-in-february"><em>National Association of Realtors</em></a>, 41% of homes sold last month were on the market for less than 30 days! If you list now, you'll have a really good chance to sell in April or May, setting yourself up for the most exposure!</p>

<p>There are many misconceptions about the credit score needed to buy a house. Recently, it was reported that <a href="https://info.bankofamerica.com/homebuyers-report/">24%</a> of renters believe they need a 780-800 credit score to be considered for a mortgage. The reality is they are misinformed!</p>

<p>Only 25% of the Americans have a FICO® Score between 740 and 800. Here is the breakdown according to <a href="https://www.experian.com/blogs/ask-experian/what-is-a-bad-credit-score/"><em>Experian</em></a>:</p>
<ul>
<li>16% Very Poor (300-579)</li>
<li>18% Fair (580-669)</li>
<li>21% Good (670-739)</li>
<li>25% Very Good (740-799)</li>
<li>20% Exceptional (800-850)</li>
</ul>
<p>Randy Hopper, <em>Senior Vice President</em> of <em>Mortgage Lending</em> for <em>Navy Federal Credit Union <a href="https://www.bankrate.com/finance/credit/low-credit-score-borrowers-get-mortgage.aspx?utm_source=twitter&utm_medium=organic_social">said</a>,</em></p>
<blockquote>
<p>"<em>Just because you have a low credit score doesn't mean you can't purchase a home. There are a lot of options out there for consumers with low FICO® scores</em>,"</p>
</blockquote>
<p>There are many programs available with low or no credit score requirement. The <em>Federal Housing Administration </em>(FHA) now requires a minimum FICO® score of <a href="https://www.fha.com/fha_credit_requirements">580</a> if you want to qualify for the low down payment advantage. The <em>US Department of Agriculture </em>(USDA) does not set a minimum credit score requirement, but most lenders require a score of at least <a href="https://www.usdaloans.com/articles/income-and-credit/">640</a>. <em>Veterans Affairs</em> (VA) loans have <a href="https://www.vahomeloancenters.org/va-loan-credit-score/">no credit score</a> requirement.</p>
<h4><strong>As you can see, none of them are above 700!</strong></h4>
<p>It is true that the average FICO® score for all closed loans in January was 726, but there are plenty of people taking advantage of the low credit score requirements. Here is the average FICO® Score of <em>closed FHA Loans</em> since April 2012 according to <a href="https://www.elliemae.com/mortgage-data/origination-insight-reports"><em>Ellie Mae</em></a><em>:</em></p>

<p>As you can see, that number has been dropping for the last seven years. As a matter of fact, the average FHA Purchase FICO® Score reported in January 2019 was 675!</p>
<p>One of the challenges is that Americans are unsure about their credit score. They just assume that it is too low to qualify and do not double check. <em>Credit.com</em> confirmed that only <a href="https://blog.credit.com/2018/08/how-much-do-americans-actually-know-about-credit-scoring-186118/">57%</a> of individuals sought out their credit score at least once last year.</p>
<p>FICO® <a href="https://www.fico.com/blogs/risk-compliance/u-s-credit-scoring-trends-to-watch-in-2019/">reported</a>,</p>
<blockquote>
<p>"<em>Since October 2009, the average year-over-year </em><em>FICO®</em><em> Score has steadily and consistently increased, from a low of 686 in 2009 to the latest high of 704 as of 2018</em>."</p>
</blockquote>
